In Germany, we acquire monument-protected buildings with our own capital and restore them into turnkey apartments with full Denkmal-AfA under §7i and §10f — with our own construction team, MaBV-protected staged payments, and one partner from the notary to the keys. Our first fourteen apartments have been rented, and generating rental income, since 2023.

Denkmal-AfA

How Germany supports Denkmal investors.

Germany has a clear interest in preserving its monument-protected buildings — and supports private owners who restore them, clearly and substantially, through Denkmal-AfA: one of the most significant depreciation instruments in German tax law. The certified renovation costs — typically 80% of the purchase price — are deductible against taxable income, on a schedule defined by law.

§7i · Investor 100%

Rent out the apartment and deduct the certified renovation costs from your taxable income: 9% per year in years 1–8, 7% per year in years 9–12. Twelve years, 100% of the renovation share.

§10f · Owner-occupier 90%

Live in the apartment and deduct 90% of the renovation costs as special expenditure: 9% per year over ten years.

Our own construction team.

Construction is carried out by our own team — grown and led by master craftsman Radu Rednic, eighteen craftsmen in permanent employment around a long-tenured core, with more than 100 apartments renovated and restored in Germany.

One partner, from the notary to the keys.

On every project, the building is acquired in full before a single apartment is sold, and one company acts as property developer (Bauträger) and general contractor. One partner responsible for the development and the build, one point of contact throughout. Payments follow the MaBV: staged instalments, released only against verified construction milestones.

A reference already standing.

Reusaer Straße 101 · 103 · 105 — fourteen apartments in three buildings, renovated between 2019 and 2023, developed and financed by us personally, and rented, and generating rental income, since 2023. Reusaer is a standard renovation, not a monument property: it is where we learned the full development cycle on our own capital, before founding the company in 2023.
